Terms of Service

1. Scope of Service & Platform Neutrality Neutral Intermediary: The Rotary Friends platform merely facilitates connections between Rotary members and does not own, manage, or control the rental properties. Third-Party Transactions: All rental agreements are direct contracts between the Host (Rotary member) and the Guest (Rotary member); the platform is not a party to these transactions. Member-Only Status: Access is intended for Rotary members only, but the platform does not guarantee that guests are current members.

2. Disclaimers and Limitation of Liability "As-Is" Basis: All services and listings are provided "as-is," without any warranties regarding accuracy, property condition, or host behavior. Liability Cap: Limit the platform's total financial liability to the amount of fees paid by the user to the platform in the 12 months preceding any claim. Exclusion of Damages: The platform is not liable for indirect, incidental, or consequential damages, including personal injury, property damage, or theft, arising out of a stay.

3. User Obligations & Conduct Rotary Integrity: Users must not engage in conduct that brings Rotary International or local clubs into disrepute. Accuracy of Information: Hosts must provide accurate property descriptions and photographs; guests must provide true identity information. Compliance with Laws: Users are solely responsible for complying with local short-term rental (STR) laws, taxes, and homeowner association (HOA) rules.

4. Safety & Insurance User Verification: While the platform may verify Rotary membership, users are responsible for their own due diligence before booking. Personal Insurance: Explicitly recommend that hosts maintain homeowners' liability insurance and guests maintain travel or personal liability insurance.

5. Dispute Resolution Peer Mediation: Disputes are to be resolved between members or through local Rotary club mediation. Binding Arbitration: Any legal disputes with the platform will be resolved through individual binding arbitration rather than lawsuits. Governing Law: The governing law is the law of the State of North Carolina, USA.

6. 2026 Compliance Notes Pricing Transparency: Any extra fees (cleaning, service fees) must be displayed upfront and agreed upon. Tax Remittance: If the platform collects payments, it may be legally classified as a "marketplace facilitator" and required to collect and remit local lodging taxes.

7. Indoor Camera Prohibitions Hosts are not permitted to have security cameras or any recording devices that monitor a listing's interior. This ban applies even if the cameras are turned off or disconnected. This covers all indoor spaces. Outdoor security cameras are permitted.
